Being a green mom should not be too hard. It is really up to you how far you take it. For me it means taking some basic steps to do my little bit to help the environment. Today’s society is so wasteful – we think nothing of throwing away food and clothes that have nothing wrong with them!

Strategic Defaults Getting Harder...

A few months back, there were many stories about strategic defaults and how people were making the "business decision" to walk away from a home, even though they still had a job and could afford the payments.  This CNBC piece shows that there are new penalties associated with that decision...

Dare I say it? "What took you so long??"

An announcement from government-owned mortgage giant Fannie Mae warns: "Defaulting borrowers who walk-away and had the capacity to pay or did not complete a workout alternative in good faith will be ineligible for a new Fannie Mae-backed mortgage loan for a period of seven years from the date of foreclosure."

I have to ask: Why only seven years? Up the ante!

Look, I understand that a lot of folks are sitting on overwhelming bundles of negative equity in the form of four walls.

A very credible argument can be made that a bad investment should not be a jail term.

However, a lot of the housing crash was based on a fundamental change in attitudes toward home ownership, i.e. that a home is an investment before a dwelling.

The pendulum needs to shift back, not all the way, but more toward the traditional use of home: A place to live, not an A.T.M.

"Fannie Mae will also take legal action to recoup the outstanding mortgage debt from borrowers who strategically default on their loans in jurisdictions that allow for deficiency judgments," notes the press release.

I'm wondering why they haven't been doing that all along?

My guess is they simply don't have the legal resources available to handle such a huge job...which brings me to my final thought:

If the mortgage walk-away issue is big enough for Fannie Mae [FNM  0.3871    0.0071  (+1.87%)   ] to get this tough, then why have Administration officials been telling me over and over that "it's just not that big an issue."

Seriously, I've done several interviews over the past year, bringing it up over and over, and they just seem to want to sweep it under the rug.

I guess the rug is getting a bit too bumpy.

Sustainable Industries announced the release of its 2010 Top 10 Green Building Products guide, the annual publication profiling industry-leading green building products selected by a panel of expert judges and Sustainable Industries magazine’s editorial team. “It’s clear that as green building certifications become more stringent, product manufacturers continue to innovate, producing higher performing and more sustainable products.”  This is the fifth edition to be published which aims not only to highlight the the most advanced green technology available but also explains why certain products were chosen by the panel of judges.

Some of the products included in the guide are reusable water system, energy control system, furniture made out of factory discarded paper and particleboard as well as two time winner Solatube, a high performance daylight system. Sponsored by UL Environment, the top ten winners were selected from more than 100 entries according to DexignerThe entries were based upon following factors:

  • Environmental performance
  • Scalability/market impact
  • Innovativeness
  • Design aesthetics
  • Value
  • Compatibility with the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) rating system.

The board of judges included several LEED certified professionals, architects, and Executive Director of National Trust of Historic Preservation.  “A proliferation of green building certification programs and product eco-labels have brought more builders, designers and consumers into the fold. We’re confident the Top 10 Green Building Products guide provides a unique overview of some of the most innovative building materials representing the biggest trends on the market today.”  The 2010 Top 10 Green Building Products winners are highlighted in the July issue of Sustainable Industries, as well as in a digital supplement with 3D images designed by Portland’s Fat Pencil Studio.

Supervisor Race to Represent Emerald Hills a Tough One

Who will represent the Emerald HIlls after June 8th at the County Supervisor level?  Close race, below is some great analysis from the Examiner...

"The race to replace terming out San Mateo County Supervisor Rich Gordon has become surprisingly competitive in the waning weeks of the June 8, 2010 Primary Election cycle.

Of the five candidates running for the coveted seat, former Sheriff Don Horsley has been the assumed front runner since he started campaigning for the seat when he left the Sheriff’s post almost four years ago.

Horsley has the biggest campaign war chest and commands the vast majority of endorsements form elected officials and organized labor.

But despite the near-incumbent advantages Horsley enjoys, at least two of opponents have taken ground away from Horsley and may yet force a runoff election in November.

Coastside activist and small business owner April Vargas has run easily the most active grassroots campaign and is actually walking precincts and directly contacting voters in a countywide race with more eligible voters than even a congressional district. Without the same financial resources and labor support enjoyed by Horsley, this is certainly an uphill proposition for Vargas but her long relationships with the grassroots have paid off.

Firstly, Vargas successfully grabbed the endorsement of the San Mateo County’s Democratic Party Committee of which she is a member. The Party endorsement in a county that is overwhelmingly Democratic in its orientation is a major coup – so much so that Horsley and some of his supporters loudly complained about the endorsement and attempted to call the validity of the endorsement into question in at least one news article.

Horsley himself suggested that the endorsement was rigged and described it as “partisan” – an odd choice of words for an organization that is explicitly partisan.

At the same time that Horsley was crying foul over the Democratic Committee endorsement, Vargas landed the endorsement of the local chapter of the Sierra Club. The Sierra Club likely has several thousand members in the County and Vargas should enjoy an incremental boost with the Club’s stamp of approval.

San Carlos Councilmember Matt Grocott who is also running for Supervisor has surprisingly edged out Horsley and company in the media endorsements hunt.

Grocott landed the endorsement of the Daily Journal – the County’s remaining functional daily newspaper with the largest coverage area. The Daily Journal cited Horsley’s ideas to address the county’s budget deficit as falling “…short of fiscal responsibility” and described Grocott as a no-nonsense fiscal conservative who “…has proven experience in both collaboration and difficult decisions on a variety of topics.”

Grocott also won a split decision in the endorsement issued by the Daily Post newspaper which endorsed both he and Horsley as the two candidates that paper would like to see in a runoff election. But the newspaper, which has championed the issues of fiscal responsibility and for reducing public employee compensation and benefits, hinted that Grocott may be the preferred candidate in such a runoff.

All candidates are likely waiting with baited breath for the endorsement of the venerable San Mateo County Times which, as a piece of a regional newspaper chain, has declined in value for San Mateo County readers.

Perennial candidate and Libertarian Party activist Jack Hickey is also seeking the Supervisor prize. Hickey, who oddly enough serves as an elected member of the Sequoia Healthcare District Board with Horsley, is running on a platform of fiscal reform. Hickey runs for just about every office for which he is eligible and then some. While Hickey has not garnered much traction, he has successfully built a profile in San Mateo County as an anti-tax advocate as the frequent and sometimes exclusive ballot signatory opposing any and all taxes on the ballot for cities and school districts for many years.

Hickey is guaranteed to get some votes but without any institutional support or much of campaign he is not likely a contender.

Lastly, local gadfly Michael Stogner has also thrown his hat into the ring. Stogner is best known for his failed effort to launch a recall of San Mateo County Sheriff Greg Munks in the wake of the Sheriff’s detention at a Las Vegas brothel in 2007.

Stogner has done very little in terms of a campaign but by virtue of being on the ballot, he may get some votes.

With all of the activity and spread of endorsements the election to fill the third district supervisor seat will very likely go to a runoff in November. Time will tell who survives round one."

News, Blogging & Journalism...What Do You Read & Believe?

Many Realtors are getting edgy about blog posts from other Realtors about the state of the market.  It comes up when we're sitting down with clients who bring up a blog they've recently read and quote from it as they might an article in the Wall Street Journal or New York Times.  Don't get me wrong, there are many fine writers in the Realtor community but at the end of the day, their blogs (like mine) reflect our opinions, informed or not.  True journalists have seasoned systems of editing, fact checking and review.  The takeaway here is read all you can, including blogs AND traditional news sources, sit down with your realtor, then draw your own conclusions.

The real estate market is HIGHLY local at the moment and susceptible to strong pulls from many sectors.  Just because someone is blogging sunshine and happy days doesn't mean that's where the market is for a given property.  Unemployment continues to be a struggle for our economy, it's deeper roots making economic recovery sluggish.

Emerald Hills Open House & Market Report for the Weekend of May 22/23

Will this weather ever....whatever!  Sunday should be OK to get out and see some open homes but who knows?  Almost 50 listings on the market (out of 1,800 homes) with 14 of those in Pending status.  Nothing closed in the last two weeks according to the MLS, so no read on where the numbers are.  Interest rates are dropping slightly, that is a good thing in spite of the anemic recovery.

Should I put a Tankless Water Heater in my Emerald Hills home?

You can find out more about tankless water heaters at this site:  www.tanklesswaterheaterguide.com.  I just made the switch after my water hear (with tank) died a few weeks ago.  More expensive?  Sure, in the near term but long term you will love the savings, from money to space to maintenance.  The plumbing community is up to speed on installation so it's not like putting in something experimental.

How do Tankless Water Heaters work?

Electric Demand Water Heater Tankless Water Heaters heat water directly without the use of a storage tank. Therefore, they avoid the standby heat losses associated with storage water heaters. When a hot water tap is turned on, cold water travels through a pipe into the unit. In an electric Tankless Water Heater an electric element heats the water. In a gas-fired Tankless Water Heater a gas burner heats the water. As a result, Tankless Water Heaters deliver a constant supply of hot water. You don't need to wait for a storage tank to fill up with enough hot water. Typically, Tankless Water Heaters provide hot water at a rate of 2 – 5 gallons (7.6 – 15.2 liters) per minute. Typically, gas-fired Tankless Water Heaters will produce higher flow rates than electric Tankless Water Heaters. Some smaller Tankless Water Heaters, however, cannot supply enough hot water for simultaneous, multiple uses in large households. For example, taking a shower and running the dishwasher at the same time can stretch a Tankless Water Heater to its limit. To overcome this problem, you can install a “whole house” type Tankless Water Heater or install two or more Tankless Water Heaters, connected in parallel for simultaneous demands of hot water. You can also install separate Tankless Water Heaters for appliances—such as a clothes washer or dishwater—that use a lot of hot water in your home.
